No. Every model has a fixed package price that covers the structure and finishing, foundation and civil work, and electrical and plumbing. VAT, delivery outside the main cities (usually free within them), and any design change or premium finish you ask for are written on your quotation before you sign. The price you agree to is the price you pay.

The steel frame is made and cut before it reaches your land, so the house goes up in 60-90 days with less site work and less waste. Every model has one fixed price. Our residential range includes Apartment Buildings, Duplex Steel Buildings, Simplex Steel Buildings, Cottage Houses, Container Houses, Steel Houses, Small Prefab Houses, Wooden Houses, and Concrete Buildings.

Most residential models offer three tiers: 400 and 600 Sq.Ft (2 bedrooms, 1 bathroom, 1 living room), 750 and 900 Sq.Ft (3 bedrooms, 2 bathrooms), and 1050 and 1200 Sq.Ft (4 bedrooms, 3 bathrooms). Small Prefab Houses run 250-350 Sq.Ft (1 bedroom, 1 bathroom). Duplex Steel Buildings and Apartment Buildings offer 600 Sq.Ft per floor (3 bedrooms, 2 bathrooms) or 850 Sq.Ft per floor (5 bedrooms, 4 bathrooms), across two floors. Steel House is also a two-floor design, offered at 650, 750, 950, or 1200 Sq.Ft per floor (4 to 8 bedrooms).

Both are two-floor steel structures with the same floor-area tiers, but they're finished and laid out differently - the Duplex line emphasizes a private single-family multi-level home, while the Apartment Building line is designed for multi-family or rental-style living. A container house uses modified steel shipping containers as the core structure, finished with insulation, flooring, and interior fit-out for full residential comfort. As an all-steel structure, it holds up well to Bangladesh's monsoon and humid climate with proper maintenance.

Our Small Prefab House line (250-350 Sq.Ft, 1 bedroom, 1 bathroom) is a compact, budget-friendly prefab home - ideal for single occupants, small families, weekend homes, or as a starter structure on a smaller plot.

Industrial steel sheds, warehouses and factory buildings are handled by our sister concerns, Bongshai Steel and Bongshai Engineering, rather than by Bongshai Housing. Yes. The roof is a colour profile sheet with a heat-insulation layer under it, so the sun's heat stays out of the rooms. The walls are solid concrete block.

Our own team does all of it: engineering, design, drawings and a 3D view, buying the materials, construction, supervision and quality checks. It is a turnkey package - you get a finished house.

We never leave the steel bare. The whole frame is coated with high-quality primer and paint before it reaches your site, and that paint layer keeps moisture away from the steel. The roof is a rust-resistant colour profile sheet.

No. Our frame is protected by primer and paint, not by galvanizing.

That is the red-oxide protective coat on the steel.

A Bongshai prefab steel house has a lifetime of 70-80 years with normal care. The most important part of that care is keeping the paint layer on the steel in good condition.
